Restrictive Covenant Summary!
Property in Hideaway Harbor
Estates is governed by the provisions of a
restrictive covenant that was enacted by the
property owners on May 1, 1986 and filed in
the Caddo Parish Court house, Conveyance
Book 2332, page 142. You can download
a copy of the Covenants
HERE. The intent of the
restrictive covenants is to establish
certain standards and agreements by which
the homeowners will enjoy a higher standard
of living within Hideaway.
This page is intended to
provide you a brief overview of the general
provision, although it shall not replace the
actual document. We encourage you to
download a copy for your own review.
GENERAL
PROVISIONS
1. All Property in
Hideaway Harbor Estates is subject to the
provisions of the Restrictive Covenants, and
homeowners may not elect out of the
association. If you buy property
within the neighborhood, you become a member
of the homeowners association and therefore
subject to the restrictions and benefits of
the Covenants.
2. The Association
charges each property owner annual dues,
which is due in advance and subject to a
late fee after the 10th of each month in the
event that it is not paid. Current
dues is $300 per year, or $ 25.00 per month.
The Association has the right to place a
lien on property for the amount of dues
owned in the event that it is not paid.
3. Money collected from
the homeowners as dues is used to maintain
the common streets, street lights, privacy
gate at the neighborhood entrance and other
business as required to maintain the
neighborhood. Because we own our own
streets, we are truly a private subdivision,
however this is a great expense to the
association.
4. Each property owner
has a right to vote at the annual meetings,
provided that they are in good standing
defined as paid up on their dues and are
entitled to one vote per lot owned.
When more than one person owns a lot, all
are members of the association, but there is
ONE vote per lot.
ARCHITECTURAL CONTROL
1. You can not build any building or
other structure over the lake.
2.
Any building or structure, (fence or
landscaping) is subject to the review of an
Architectural Committee of the Association.
3. Travel Trailers, or
any other Temporary Structure can not be used on
the property at anytime
4. Antennas may not be
placed on the exterior of homes.
5. The storage of
wrecked or inoperative vehicles is
prohibited on the property.
6. No unsightly
condition can be created on any lot.
7. Signs-No sign of any
kind can be displayed on any lot except for
a typical for sale sign during the time that
a property is for sale.
ANIMALS & LIVESTOCK
1. Only typical household pets, (Dogs,
Cats) shall be kept on the property.
PARKING
1. Parking in the common areas is
prohibited. You should park on your
own property.
